Kenya’s land-services digitisation is progressing by registration area, a distinction that matters when a transaction reaches the paperwork stage.

In a 17 July 2026 notice, the State Department for Lands said additional Mombasa registration sections would move exclusively to Ardhisasa from 20 July 2026, with manual processing ending for those sections. The announcement followed earlier onboarding of Mombasa/Block XVI and XVII in July 2025. Read the department’s notice.

The notice does not establish that every Kenyan parcel is now processed through the same digital workflow. The block and service involved remain important.

Start with the parcel reference

Before arranging a transfer or paying an intermediary, establish the parcel’s full reference and the relevant registry. Ask which services are available for that record and what supporting documents are required.

The Ardhisasa FAQs describe searches, registration services, professional accounts and payments. Some actions require an appropriately registered professional; having an individual login does not mean a user can complete every stage independently.

Keep the application trail

Retain the application number, official invoice and payment acknowledgement. If a process is delayed, those details make a specific enquiry possible. Treat a request to abandon the official payment route as something to verify before acting.

Digital processing changes how a service is delivered. It does not remove the need to verify ownership, registered interests and the legal requirements of a transaction. This is an explanation of a dated rollout notice, not confirmation of the status of any particular title.
